House For Sale
After building this house 10 years ago and finally building the shop I always wanted, we've decided to sell our place in Wildcat Hollow so that we can relocate to our farm. This page is for anyone who might be curious about the place.
A little bit about the place...
Ten years ago I searched and searched for a house that met my standards on quality, but never found one that suited us. So with the help of some friends, family and a few subcontractors we built our first home. A few things you might be interested in:
House Size: The house is approximately 1,200 square feet, but don't let the size fool you, it has an amazing floor plan and is surprisingly roomy. Rooms include a master bedroom, loft bedroom, dining room/sun room,
full laundry room, kitchen, living room and one and a half baths.
The Lot and Location: The property is 1.5 acres located in Wildcat Hollow which is approximately 5 miles west of Dardanelle off Hwy 22. If you're into the outdoors this is a great location. We're less than a quarter mile from the bank of Lake Dardanelle and approximately two miles from the Dardanelle side of Lake Dardanelle State Park. We're also very close to Mt. Nebo, from our driveway you can be on top of Nebo in 10 minutes.
Wood Quality: All the framing lumber and siding was purchased from a private mill. All of which is slow
growth, clean yellow pine. If you're unfamiliar with lumber, this is a far cry from what you'll pick up at the average lumber store. Because there are hardly any knots and the growth rings are tighter the result is a much stronger lumber. The living room and dining room have authentic one inch thick hardwood floors. No laminate allowed here! The floors were refinished this spring.
Utilities: All appliances are electric. Our heat pump was replaced two years ago and came with a 10 year warranty. Water is rural service, though we have satellite internet, DSL is now available.
The fireplace is awesome: Though electric heat is an option, we heat our house with wood. Our large Country Flame fireplace has its own thermostat and duct system. Combine that with the open floor plan, heating is simple. As long as you have some good seasoned firewood, you have heat. With a little conservation our winter electric bills have been below $50 per month.
Insulation: Insulation is all blown cellulose in all walls and ceilings. I can't remember the exact R-value, but all walls are six inches thick, and if we could blow insulation in it we did.
The Garden: There is a fenced and well established organic garden in the back yard. I'm not a fan of chemicals on my food so I've spent a lot of time enriching the soil using natural methods. Right now it'll grow just about anything.
The Shop: As luck would have it, when I finally got around to building the shop I always wanted a few months
later we decided to sell. It was my project for the past year, though it started out as a pole barn, it kept growing and growing. I have my own sawmill, so almost all of the lumber was logged and milled by me. The foot print is 32 X 32 with a 16 X 16 loft. It's currently set up to vent out the eves, but during the winter that could easily be closed in. The south side was designed to also double as a 8 X 32 green house which also helps to keep the shop warm in the winter.
Other Buildings: There is also a boat shed and tool shed.
Price: Quite honestly, this is a great house. Its beautiful, solid construction is easy to maintain. If there wasn't a farm we wanted to move to, we'd be happy to stay right where we are! As a result our initial asking price is $119,000.
